New rules for Attefall houses 2025. Welcome 50 sqm!

According to the new referral to the Council on Legislation that the government now presents, further simplifications of the rules for building permits for Attefall houses will be made in 2025. According to the proposal, which is proposed to take effect already on 1 December, houses up to 50 sqm will become exempt from building permits outside the detailed development plan.

We met the Housing Minister, Andreas Carlson, this summer when he visited our Attefall house at Norrmalmstorg. There we discussed the challenges we often encounter regarding legislation and rules for Attefall houses and that there is a need to simplify and clarify the rules around building permits.

Now the government's proposal for the 2025 rules is ready

According to the proposal, a property owner without a building permit should be able to build an accessory building of 30 square metres within a detailed development plan and 50 square metres outside a detailed development plan.

"Complex regulatory frameworks are hindering housing construction today. More housing is needed", says Andreas Carlsson in DI today.

In addition, the administration will be simplified and the processes will become financially cheaper since no fee needs to be paid to the building committee.

Ability to expand even when the building right has been used

For our customers who build holiday homes, the vast majority are located just outside areas covered by a detailed development plan. This means that everyone will have the right to build an additional 50 sqm – even when the entire building entitlement has already been used.

This makes it possible for more people to use a beloved country retreat that is starting to become cramped. The next generation can have their own fully functioning country retreat on the same plot as the original property, not just a guest house as before.

Relaxations for extensions are also included in the proposal. For our customers within a detailed development plan, this means that you can add 30 sqm to the main house in addition to the building entitlement already at new construction.

Say hello to our "Carlsonhus"!

The name "Attefallshus" comes from Housing Minister Stefan Attefall who presented the proposal for building-permit-free houses up to 25 sqm in 2014. Six years later, Housing Minister Per Bolund adjusted the size up to 30 sqm which then got the name "Bolundare". Is "Carlsonhus" the new name for 50 sqm, I wonder?
