Building a house should be safe and easy. The key step is to choose a partner who builds to the standard you expect – and who will be there to support you long after you move in.
As Sweden’s largest supplier of rural retreats, Sommarnöjen has completed projects for over 1,000 customers since we began back in 2005. The 80 employees in our own factory manufacture each house with precision and care, while our in-house development department – comprising architects, designers, buyers and interior designers – ensures that every detail is of the highest quality. Because we have all the expertise under one roof, decision paths are short and we can resolve any issues quickly.
We have no venture capital firms, no financial owners and no loans. Sommarnöjen is a partner-owned company, with all the partners working in the actual business. This gives us a long-term perspective – on both the houses and the relationships we build. You can therefore feel confident that we will be there to take care of you and your new house when you need us.
Agreement with guaranteed peace of mind
The agreement you sign with us is always subject to certain conditions being met. Each project begins with a thorough check that delivery to your site is possible. If we conclude that we are unable to access your plot with a trailer and crane, the project will be terminated at no cost to yourself.
If it turns out that the house can be delivered, but only with additional costs, you can choose to cancel the purchase at no cost. We will, of course, also terminate the process if you are unable to obtain a building permit or other necessary permits.
We retain liability for your house for at least three years from the day you move in, or ten years if you choose Complete Service or Complete Service Fixed Price.
Three secure ways to build through us
We offer three different ways to work with us, from doing more yourself to us taking care of everything.
Whichever option you choose, you will always be given a fixed price for a turnkey house in natural materials, insulated for year-round use and with a professionally crafted interior. The house is delivered by trailer to your plot and lifted into place by crane. You will also be assigned a dedicated project manager who will guide you through the entire process, from agreement to moving in. Drawings and construction documentation are included, and we make sure that everything runs smoothly.
Choose the option that suits you best. Essential Service for the lowest price, Complete Service if you want us to handle everything or Complete Service Fixed Price if you want to know the total cost right from the start.
ESSENTIAL SERVICE – PERFECT IF YOU WANT TO DO MORE YOURSELF
Our most economical option is ideal for those who want to be more involved in the project. You will get a dedicated project manager to guide you through the entire process, and we will deliver a turnkey house by trailer and crane directly to your plot – all at a fixed price.
You hire and pay contractors yourself for the groundwork, foundations and connections. We provide you with complete drawings for the foundations and connection points, plus other key information. You are also responsible for the final inspection and contacting the local authority for the final approval. We then retain liability for your house for three years in accordance with the Swedish Consumer Sales Act
COMPLETE SERVICE – WHERE WE COORDINATE EVERYTHING
This option is designed for those who want to be involved, but don’t want to spend time planning and coordinating their project. The price includes a turnkey house delivered to your plot by trailer and crane. Your dedicated project manager will guide you through the entire process, handle the building permit application and contacts with the local authority, and hire local contractors for the groundwork and connections.
All you need to do is approve the contractors’ quotes, knowing that you are paying the right price for the right work – and we check everything that is done. As your sole contractual partner, we remain liable for both the house and the groundwork for ten years. Convenient and risk-free.
COMPLETE SERVICE FIXED PRICE – FOR FULL CONTROL OVER COSTS
This option is for those who want to know what everything will cost right from the start, as we give you a clear total price for the entire project, from the first drawing to moving in. Your dedicated project manager takes care of the building permit application, contacts with the local authority and delivering your house to your plot by trailer and crane. In addition to the turnkey house, the price includes groundwork, spot footings, routing of cables and pipes, and municipal fees. You don’t have to make any decisions along the way – we handle the entire process, with no surprises or unexpected extras. We also remain liable for both the house and the groundwork for ten years. Our most worry-free solution.
The price for the Essential Service includes the following:
Dedicated project manager from agreement to handover
Fully assembled turnkey house in natural materials with professionally crafted interior
Delivery with trailer transport anywhere in Sweden
Crane lift from trailer to site
Complete house drawings, documentation and user instructions
Drawings and instructions for the groundwork, foundations and connection points for the electricity, water and waste
Cleaning and construction waste management
Any faults noted in the final inspection will be rectified within two months
Three years’ liability for the house in accordance with the Swedish Consumer Sales Act
