The government has decided on simpler rules for permit-free houses. That means you now have greater freedom to create more space on your plot – whether you have a country property outside a detailed plan or a plot in a planned area.

The government is now simplifying the rules for permit-free houses.

For those with houses outside a detailed plan area, the decision means that you can now erect a second detached house of up to 50 sqm, compared with the previous 30 sqm. In addition, the house may be higher, which makes the loft more spacious and more usable. You also no longer need building permits or building notifications – which makes the route from idea to finished house considerably shorter. A shoreline protection exemption is still needed – and that's what we are experts in!

For those with a plot within a detailed plan area, the news is that the so-called Attefall extension is now allowed to be 30 sqm instead of 15. The extra area may also be used immediately when you build a new house. So, if your detailed plan allows 70 sqm you can build 100 sqm immediately.
