50:an Carlson – Sweden's first building-permit-free house of 50 sqm

In June we showcased a new house model at Norrmalmstorg in Stockholm: 50:an Carlson – a beautiful, functional and permanently classified house of 50 sqm that could become Sweden's first building-permit-free residential house. Right now, thousands of Swedes are looking at the possibility of building a small house on their plot. The reason is the government's new small-house proposal, which means that from 1 December 2025 it may become permitted outside a detailed development plan to build 50 sqm houses without a building permit. The proposal has generated great interest and a decision is expected in October.

What do the new attefallsreglerna mean?

With the proposed changes to the Planning and Building Act, the government wants to give more people the opportunity to erect permanent residential houses up to 50 square metres without a building permit, as long as the house is built outside an area covered by a detailed development plan. It is a long-awaited step that can simplify the route to country living, multi-generational living, holiday homes or year-round living in miniature.

The proposal is backed by Housing Minister Andreas Carlson, who has called this "a modern and sustainable way to meet future housing needs". That is why our new house also bears his name – 50:an Carlson.

A real house – without a building permit

50:an Carlson is not a simplified accessory dwelling. It is a real residential house, built to be lived in year-round, with room for both life and calm. In 50 well-planned square metres there is a kitchen, bathroom, living room and one or two bedrooms – all with the same craftsmanship quality and feel as our larger houses.

We have designed it for people who are looking for a building-permit-free house with a high standard, and who want to live close to nature without compromising on comfort or aesthetics.

Building-permit-free living – soon a reality

If the government approves the proposal in October, the new rules will come into force on 1 December 2025. Then it will be possible, outside a detailed development plan, to build a small house of 50 sqm without a building permit – something that can simplify the path to a new home for many.

With 50:an Carlson we want to give an idea of what a building-permit-exempt house can actually be: a small home with great character, thoughtful function and quality in every detail. Above all, we see the opportunity for more people to make use of their existing plot and create space for the next generation or for friends who want to stay a little longer.
