New rules for Attefallshus – build 50 m² without a building permit or a building notification!
On 22 October the Parliament decided that as of 1 December 2025 new, simpler rules will be introduced for building an accessory dwelling unit, often called Attefallshus.
The purpose is to make it easier for private individuals to create additional living space, whether it's a holiday home, multi-generational housing or a guest house directly on their own plot.rnThe new proposal means that in many cases you can build without a building permit or a building notification, as long as your house complies with the new limits.
What you are allowed to build – inside and outside the detailed development plan:

An accessory dwelling unit of up to 30 m².
rnThe house must be smaller than the main building on the plot.
rnMaximum permitted height: 4.0 meters to the ridge.
rnThe building must be placed within the property boundary.
rnThe total combined area for all accessory buildings (e.g., sheds, guest cottages, Attefallshus) may be a maximum of 45 m².

Outside the detailed development plan:

An accessory dwelling unit of up to 50 m².
rnThe house must be smaller than the main building.
rnMaximum permitted height: 4.5 meters to the ridge.
rnMust be placed within the property boundary.
rnThe total combined area for all accessory buildings on the plot may be a maximum of 65 m².

Important limitations to be aware of
The new rules do bring simpler processes but also greater responsibility for you as a builder.rn

No building permits or start notices are required, which means neighbors cannot appeal in advance.
rnYou must yourself ensure that the house meets all technical requirements applicable to dwellings, such as fire protection, water and sewage, noise and ventilation.
rnThe municipality can intervene afterwards if the house does not meet these requirements.
rnThe building must not be placed outside the property boundary, and the total area is combined with other buildings on the plot.
