Fixed and transparent prices

Sommarnöjens base prices always include a turnkey house and a personal project manager up to move-in. The price of the house is fixed, transparent and no hidden items are added. Trailer transport across Sweden is included in the price, as is the crane that lifts the house onto your plot. If you choose Total responsibility we also take care of groundworks, foundation and connections.

All our houses have well-considered architecture and are manufactured indoors in our own factory, mainly from natural materials. Windows and sliding glass sections are also manufactured especially for us from solid wood and three-layer tempered insulating glass.

The interiors are harmonious with solid wood floors treated with hard wax oil, carpentry-built storage and kitchens in Sommarnöjens design with integrated appliances from Electrolux. The bathrooms have underfloor heating and natural stone tiles, wall-mounted WC, selected sanitary ware and concealed connections. Of course all houses are winter-insulated, fully painted externally and internally and complete with internal electricity and water and sewage which are connected upon house delivery.

Turnkey house – for those who want to do more themselves

Our most economical option suits you who want to be more involved in the project. You get a personal project manager who guides you through the entire process and we deliver a turnkey house with trailer and crane directly to your plot – all at a fixed price.

You hire and pay contractors yourself for earthworks, foundation work and connection of electricity, water and sewage. From us you get complete drawings for the foundation, connection points and other important information that the contractors need for their work.

The cost of earthworks depends on the size of the house, the conditions on the construction site and the price level in the region where your property is located. For holiday homes of 40–120 sqm the average cost is approximately 175 000 kr plus 1 000 kr per square meter of building area.

In addition, client costs are added, that is costs that arise as a result of legislation and formal requirements from the municipality. This can for example be fees for a new construction map, building permit and other applications, staking out and position control as well as costs for the person responsible for control, surveyor, chimney sweep and completion guarantee.

The client costs vary depending on the size and equipment of the house, the conditions of the building site and the municipality's regulations and fees. For holiday homes of 40–120 sqm the average cost is approximately 90 000 kr plus 200 kr per square meter of building area.

You are also responsible for the final inspection and contact with the municipality for the final decision. Thereafter we take responsibility for your house for three years according to the Consumer Purchase Act.

Total responsibility – for those who want us to handle all coordination

This option suits you who want to be involved, but avoid spending time planning and coordinating your project.

Your turnkey house is delivered to your plot with trailer and crane, which is included in the house price. Your personal project manager follows you through the entire process, handles the building permit application when needed and manages contacts with the municipality.

We procure local contractors for site preparation, foundation work as well as routing and connection to existing electricity, water and sewage. If needed we also book and coordinate the person responsible for control, surveyor, chimney sweep and consultant for staking out and position control.

You approve the contractors' quotes before the work begins. We manage the coordination and review everything that is done, so that you can feel confident that you pay the right price for the right work. We are your sole contracting party and take responsibility for both the house and the groundworks we procure for ten years according to ABS 18.

The price for the Total responsibility service is 2 000 kr per square meter of building area for permit-free houses. For houses that require a building permit the price is 30 000 kr plus 2 000 kr per square meter of building area.

The service is added on top of the house price. For procured services you pay the actual cost plus a surcharge of 12.5 %. Municipal fees apply. If the property lacks an electricity connection or a water and sewage solution there are separate add-on services. All prices are stated including VAT.

Total responsibility fixed price – for those who want full cost control

For those who want to know what everything costs right from the start. You get a clear total price for the entire project, from the first sketch to move-in.

Your personal project manager is responsible for the building permit application when needed, contacts with the municipality and coordination of the entire project. Your turnkey house is delivered to your plot with trailer and crane.

In addition to the house, earthworks and client costs are included according to our delivery terms. This includes site preparations, pier foundation as well as routing and connection to existing electricity, water and sewage.

Fees for new construction map and building permit are also included, as well as costs for staking out and position control, the person responsible for control, surveyor, chimney sweep and completion guarantee when these are needed.

We manage the whole process and take responsibility for both the house and the earthworks for ten years according to ABS 18. With a clear price and a personal project manager you get our most worry-free solution.

The price for the Total responsibility fixed price service is:

• For permit-free houses: 330 000 kr plus 3 000 kr per square meter of building area.

• For houses that require a building permit: 400 000 kr plus 3 000 kr per square meter of building area.

The service is added on top of the house price. All prices are including VAT. The Total responsibility fixed price is offered to properties with road access. If the property lacks an electricity connection or a water and sewage solution there are separate add-on services.
